01 Why does water leak through my ceiling if the roof tiles look fine?

Terracotta or concrete tiles are designed to shed bulk water, but they are never 100% airtight. During heavy storm surges, wind-driven rain gets forced straight up and underneath the overlapping tiles. If the secondary foil barrier layer (sarking) beneath your tiles is torn, brittle, or missing entirely, that water drops directly onto your ceiling plasterboards.

02 Why do the peak ridge caps on my roof keep cracking?

Traditional sand-and-cement bedding used along the peaks of your roof is completely rigid. As the sun heats your roof up during the day and cools it down at night, the structural timber framework underneath expands and contracts. Because old cement cannot flex, it fractures, breaks apart, and blows away, leaving the ridge caps loose and exposed to leaks.

THE REMEDIAL FIX: We strip away the failing, chalky mortar base, lay a fresh structural bedding foundation, and apply a specialized flexible polymer compound over the joints that can stretch endlessly without snapping.

Spraying paint over these faults merely hides the problem temporarily while the structural timber underneath continues to rot.
