01 Why do balconies leak into the rooms downstairs?

Balconies deal with intense sun, heavy downpours, and structural building movement. When grout lines crack or the underlying waterproofing skin fails, rainwater sneaks right beneath the tiles. With nowhere to go, it soaks through the sub-floor slab and ruins ceilings or timber framing below.

02 Do I always have to rip up all my balcony tiles?

If the timber or concrete slab underneath is already waterlogged and rotting, a surface patch won't save it. However, if the structure is fully sound, we can use clear, deep-penetrating epoxy seals. But for long-term protection, a complete tear-out ensures the rot stops completely.
